Condos In Fort Collins, CO
Condos are a great way to get into the Fort Collins real estate market. CSU students love to rent condos and townhomes all over town making them a great investment for parents of students as well when you look at paying $800-$1200/month for rent for 4 years that’s a lot of money. Why not put that money towards a down payment on a condo or townhome that your son or daughter could really enjoy and not have to worry about roommates, but could have them if they decide to. Generally, condos are a lot less expensive than a single family home and require a lot less maintenance.
These are great for single people or small families as they usually offer great amenities such as swimming pools and sometimes gyms. There are some wonderful condo complexes in and around Fort Collins that would make wonderful homes for many people. They are usually in great central locations with easy access to bus systems and other public transport. Condos are a great option for those who do not want to maintain a yard or a roof or siding.
There are HOA fees involved but when you look at what’s included in these fees that usually take of themselves. Some of you I know want a yard for your dog and this is fine but with a yard comes a lot of responsibility: mowing, weeding, pruning, watering, water bills, etc. A lot of condo complexes allow for pets but may have a size requirement just something for you to check out.
Fort Collins Condos For Sale
The lowest price one starts at $210,000 for a 1 bedroom 1 bath condo in the Windmill complex. So when you look at paying rent vs. a mortgage your mortgage will generally be less than paying rent when you include the write-offs of taxes. This is definitely something to look into and I can help you do a cost/benefit analysis of renting vs. buying.
There are also a lot of first time home buying programs out there that help you with your down payment and sometimes you can qualify for more through Larimer County.
HOA fees can range from complex to complex depending on the amenities offered such as swimming pool or gym or cable, trash, and water. The base price on the ones currently listed are $170/month all the way up to $270/month and again it just depends on what the HOA includes.
