The Fort Collins real estate market is looking up depending on the buyer and seller’s price point, according to a new report released by the Fort Collins Board of Realtors this week.

The latest market statistics released by the FCBR for the first six months of the year for Fort Collins indicates 80 percent of the 1,074 homes sold were below $335,000. Of those homes priced higher than $400,000, only 13 percent and only 5 homes sold for over a million dollars. Currently the MLS has 1,044 homes listed for sale.

Homes that are priced below $335,000 tend to sell quicker and many even receive multiple offers, making this more of a seller’s market in the report. If your Fort Collins home is priced  above the $400,000 price range, you will be dealing with a much smaller pool of home buyers and will really need to work hard to stand out from the competition which means you’re in more of a buyer’s market. So if you ask how the market it is, I will ask you where you live and what is your price point?

The median sale price of Fort Collins homes in June was $240,250 compared to $241,000 year-over-year and $236,000 in May. At the same time the number of homes on the market jumped from 1,396 in May to 1,425 in June.  However, compared to June 2010, when there was 1,565 homes on the market, we saw an 8.9 percent decline.

What Does the Future Bring to the Fort Collins Real Estate Market?

The health of the Fort Collins Real Estate market hinges on the number of homes for sale compared to buyers willing to buy. When the number of buyers declined in Northern Colorado so did new construction, which helped keep the demand balanced.

Prices most likely are not going to increase significantly. If people want to sell their home, they can do so and please note average time it takes to sell in today’s market is about four months and that is slowed by the highly regulated finance industry right now.

We are not going to see significant price appreciation until jobs come around. There may be some home appreciation, but it won’t be like the 90s until the employment picture improves, which with the new NASA/ACE deal could be sooner than we think, but you never know.
